A few weeks remain before the frost. It is the last window to seal, repair or pave before winter goes to work on open cracks.

Asphalt repair:
cracks, potholes and sunken spots fixed before they cost you a full rebuild

A repair done properly (saw cut, recompacted base, hot-mix asphalt) instead of a “patch” that pops out in spring.

The problem

A crack is small. But it lets water in; the water freezes, expands and opens it a little more. One winter, then two, and the crack is a pothole, then a sunken spot, then a whole section to redo. The cost of the repair doesn’t climb: it jumps.

Repairing early means not having to redo the whole surface. We work on residential driveways and commercial parking lots to stop the deterioration right where it is.

Depending on the condition of the surface, we use hot crack filling, section replacement (saw cut, new base, new asphalt) or localized resurfacing. You get an honest diagnosis: repair or redo.

Ideal for

  • Potholes in a driveway or parking lot
  • Wide or networked cracks
  • Sunken spots near the garage or catch basins
  • Broken asphalt edges

What changes the price

No price per square foot here: it depends on what we find during the visit. Here is what really moves your quote.

  1. The number and size of the areas to repair: one isolated crack and three sunken spots are not the same job.

  2. The cause of the damage: a surface crack gets filled; a sunken spot means cutting out, rebuilding the base and laying new asphalt.

  3. The method chosen: hot crack filling, section replacement or localized resurfacing.

  4. Access and mobilization: a repair on its own or combined with sealcoating the whole surface.

Everything that affects the price of paving

The mistakes we often see

  • A cold “patch” in a pothole: it pops out at the first thaw because nothing was done below the surface.
  • Filling a network of alligator cracks: the base has failed, and the filler won’t keep the water out for long.
  • Repairing without finding the cause: if water or a root did the damage, it will do it again right next to it.
  • Waiting one more winter when the crack is already open.
What you gain

The concrete benefits.

  • You stop the deterioration where it is

Clean saw cut, recompacted base, hot-mix asphalt and sealed joints: water stops getting in, the damage stops spreading.

  • You only pay for what needs redoing

Repairing a section costs a fraction of a reconstruction. If the repair isn’t worth it, we tell you and propose the alternative.

  • It’s handled fast

Most residential repairs are done in a single visit, without blocking your driveway for days.

  • Honest diagnosis

We identify the cause (water, base, roots, load) before repairing, so the problem doesn’t come back right next to it.

How it goes

How we proceed, step by step.

  1. 1

Surface inspection and identification of the cause (water, base, roots, load)

  2. 2

Clean saw cut around the damaged area

  3. 3

    Base repair or recompaction

  4. 4

    Hot-mix asphalt laid and compacted

  5. 5

Joints sealed for a watertight seam

Repair, resurface or rebuild?

It is not a matter of preference, it is a matter of how the base is holding up. Here is how we decide during the site visit.

Criteria Repair Resurface Rebuild
Condition of the base Sound, localized damageSound, surface worn everywhereSunken, too thin or unstable
Typical symptoms A few cracks, a pothole, a broken edgeGrey surface, widespread surface cracks, no sinkingNetworked cracks, waves, puddles, multiple sunken spots
What it fixes Stops the deterioration where it isGives a new surface over what still holdsFixes the cause: foundation, drainage, thickness
What it does not fix A base that moves elsewhereSinking and a weak baseNothing: it is the complete solution
Length of the work One visit, most of the timeOne day, most of the timeOne day of preparation, then paving in the following days
Relative budget $$$$$$

"$ / $$ / $$$" = the relative cost of one option compared to the others, not an amount. The firm price is written in your quote, after the site visit.

Frequently asked questions

About this service.

Will the repair show?

A repaired section is visible at first (darker asphalt), then blends in over time. Sealcoating the whole surface evens out the colour.

At what point should I redo instead of repair?

When the damage is spread over a large part of the surface, or the base is sinking in several places, redoing generally becomes more cost-effective than piling up repairs. That’s what we assess on site, and we give you both options in writing.

Do you repair cracks before winter?

Yes, as long as the temperature allows. Closing a crack in the fall keeps water from getting in and freezing over the winter: it’s the most cost-effective repair of the year. Past a certain cold, we postpone to spring rather than do work that won’t hold.

Does a cold-patched pothole hold up?

Rarely beyond one season. Cold asphalt is a temporary fix that doesn’t bond with the surface around it. Our method (clean saw cut, recompacted base, hot-mix asphalt, sealed joints) treats the cause and makes the repair last.
