Asphalt paving in
Mirabel.

For asphalt paving in Mirabel, the City requires no permit to lay out a home’s parking area, but it does require one to cut the curb. We measure your lot’s width during the visit, and if a curb cut has to be requested first, the written quote says so.

Asphalt paving · Mirabel

Asphalt paving in Mirabel: your lot width sets your accesses.

Mirabel’s zoning bylaw U-2300 caps the access and driveway of a house at 6 metres wide. If the lot is wide enough for two or three accesses, they can be combined into a single one up to 9 metres wide. The same bylaw keeps part of the front yard green: as a rule, at least 50% for a detached house and 40% for a semi-detached or row house. Before laying out your driveway, we work out how much asphalt your front yard can take, and the quote spells it out.

Local particulars

Mirabel’s zoning, as amended by bylaw U-2679 of September 11, 2025, only allows paving or asphalt within the municipal right-of-way over the maximum width permitted for the driveway. The rest of that strip along the street must be planted and maintained. The City also bans snow fences and plant stakes there, and forbids pushing the snow from your driveway into the street or onto the street edge.

Residential

Asphalt in Mirabel: wider or semicircular driveways.

A semicircular driveway is allowed in a home’s front yard if the front setback is at least 9 metres. There must be 6 metres or more between its two accesses, and the space between them stays in lawn or landscaping. Its lane, 3.50 to 6 metres wide, keeps 4 metres or more between the street line and its portion parallel to the street, and 2 metres or more from the house. Whatever the shape, the lengthwise slope of an access may not exceed 12%. On a lot of 750 m² or less, or 18 metres wide or less, a detached or semi-detached single-family or two-family home may cut front-yard greenery to 30%, under set conditions. With a sound existing base, resurfacing or an asphalt repair renews the surface at its current width.

Asphalt driveway paving in Mirabel: new home, paved within 24 months

For a home in one of Mirabel’s urban perimeters, or in the côte des Anges zone blanche (non-agricultural zone), whose building permit was issued after May 15, 2019, every parking area must be paved, asphalted or concreted. Zoning allows 24 months after the work ends to lay that surface, and a driveway used in the meantime must at least be covered with gravel. In a new sector where the curbs and street asphalt are not finished, the deadline can be pushed back to 12 months after the street is paved. The gravel of a temporary driveway rarely works as a foundation as is: we check its thickness and compaction before the asphalt driveway paving. If paving happens late in the season, our winter guide covers the right snow-clearing habits for that first winter.

Permits and bylaws in Mirabel

In Mirabel, the City’s Info - Stationnements sheet says no permit is needed to lay out a home’s parking area, but one is required to cut the curb. Under bylaw U-2303, that cut takes a certificate of authorization, with a scale plan of the curb cut’s location and planned size. No work may begin before the certificate is issued, and it lapses if nothing starts within 6 months. The sheet does not single out repaving a driveway at the same width, so confirm with the Service de l’aménagement et de l’urbanisme (planning) before you sign. Commercial parking lots, 6 spaces and up, in Mirabel

Outside residential uses, laying out a parking area or a loading space requires a certificate of authorization. If the project adds impervious surface, the application includes a detailed scale layout plan prepared by a professional. For a commercial use inside the urbanization perimeter, zoning calls for asphalt, concrete or a similar surface, slopes between 0.5% and 5% and, from 6 spaces up, a continuous curb rising at least 15 centimetres above the surface and a painted line for each space. These requirements are checked on the lot before the commercial paving is priced, and the work covers one section of the lot at a time, in the order set by a written schedule.

FAQ Mirabel

Frequently asked questions in Mirabel.

How many curb cuts can my lot have in Mirabel?

For a single-family home, zoning allows one access if the lot is less than 17.0 metres wide, two between 17.0 and 50.0 metres, and three beyond that. On a lot facing more than one street, these rules apply to each street. No access may sit less than 3 metres from the point where the street right-of-way lines intersect. On a single lot, two accesses keep a minimum distance of 6 metres between them.

How do I prepare for the curb cut in front of my house in Mirabel?

The City’s Coupe bordure sheet asks you to spray-paint on the ground the start and end of the curb cut and the top of the slopes, with a standard length of 45 centimetres on each side. The permitted width is set when the permit is issued. The front of the driveway must be clear of any temporary stone or earth ramp, with no asphalt or paving stones left where the cut is made. Marking that runs longer than the permit puts the request on hold until it is corrected.

My house is outside Mirabel’s urban perimeter: does the driveway have to be paved?

Not necessarily: the obligation to pave, asphalt or concrete covers homes in an urban perimeter or in the côte des Anges zone blanche built under a permit issued after May 15, 2019. Elsewhere, zoning accepts a gravelled or otherwise covered parking area that keeps dust and mud down. In Mirabel, where 87% of the territory is reserved for farming, a farm road serving a class A-1, A-2 or A-5 use may be 12 metres wide, ditch and shoulders included, with at most 6 metres of driving surface. The City’s lot and zoning map shows where your lot stands.

Can I park a trailer or a heavy vehicle on my driveway in Mirabel?

Inside an urban perimeter, a trailer, camper or other recreational equipment may stay in the front yard only from May 1 to November 15, at least 2 metres from the street curb. A heavy vehicle, 5,000 kg or more, is limited to one per lot, for the occupant’s use, where the zone’s table of specific provisions allows it. If such a vehicle will use your driveway, say so during the visit. The stone and asphalt thickness in the quote depends on the expected traffic.
