5 Signs It's Time to Redo (or Repair) Your Asphalt Driveway
Alligator cracks, sunken spots, puddles, grey colour, potholes: the 5 signs and the right fix (repair, seal, resurface or rebuild).
An asphalt driveway does not die all at once: it sends signals for years. Spotting them early makes the difference between a targeted repair, a resurfacing and a complete rebuild. Here are the five signs and the fix that goes with each.
1. “Alligator skin” cracks
A few isolated cracks are easy to fill. But a network of interconnected cracks (the look of crocodile skin) means the base under the asphalt has given way. At that stage, filling no longer helps: water keeps getting through and frost does the rest. Solution: foundation rebuild on the affected area, or of the whole driveway if the cracking is widespread. See how we tell on site in the foundation test.
2. Sunken spots and puddles
If water pools in certain spots after rain, the driveway has sunk: the base has settled or been washed out. Every puddle that freezes makes the problem bigger. Solution: base repair and localized resurfacing, or a rebuild if there are multiple sunken areas.
3. A grey colour and a crumbling surface
New asphalt is black. With sun and salt, the bitumen oxidizes, the surface fades and small stones come loose. It is a sign the protection is gone, but the structure is often still good. Solution: cleaning, crack filling and sealcoating. It is the lightest intervention on this list: it brings back the original black and protects the surface. When and how often to seal is explained in Asphalt Sealer: When, How and How Often.
4. Crumbling edges
The edges of the driveway are its weak points: without a base along their sides, they break under the weight of the wheels. Solution: edge repair, sometimes with the addition of a stone base or a concrete curb.
5. A pothole
An open hole is a crack that was left to work for a few winters. Solution: clean cut-out of the area, recompaction of the base, hot asphalt. Fast and durable, as long as you do not settle for a cold “patch” that will pop out in spring.
Repair, resurface or rebuild?
A simple rule we apply:
- Localized damage, sound base → targeted repair + sealer.
- Surface worn everywhere, sound base → resurfacing (new layer over the existing one).
- Widespread damage or multiple sunken areas → rebuild with a new foundation.
Not sure whether your base is sound? Read the foundation test and the symptoms that rule out resurfacing.
The relative cost of each option is explained on our Asphalt paving prices page. The only way to know for sure what your driveway needs is an on-site inspection. Ours is free in Montreal, Laval, Terrebonne and everywhere on the North Shore. Request your assessment before winter: that is when small problems become big ones.
