Asphalt paving in
Longueuil.
For asphalt paving in Longueuil, the urban planning bylaws of all three boroughs cap the front-yard parking area of a 1- to 3-dwelling home at 7.5 metres or half the lot width, whichever is smaller, with some exceptions. From Vieux-Longueuil to Saint-Hubert and Greenfield Park, we measure your lot during the visit, and the written quote proposes a width the City allows.
Asphalt paving in Longueuil: 7.5 metres or half the lot.
Vieux-Longueuil, Saint-Hubert and Greenfield Park each have their own urban planning bylaw, but the driveway rule is the same: for a single-family, two-family or three-family home, the front-yard parking area may exceed neither 7.5 metres nor 50% of the lot width. A detached, semi-detached or end-of-row home may exceed that 50% if the area is at most 5 metres wide, and a lot on the outer curve of a street may also exceed it. The access lane’s slope is capped at 10%, measured from the street line. We record the lot width and that slope before laying out the driveway priced in the quote.
Local particulars
In Longueuil, the strip between the sidewalk, or the curb, and your property line is the municipal right-of-way: it belongs to the City, runs one to a few metres deep depending on the type of street and appears on your certificate of location. The owner maintains it and, with some exceptions, keeps it in grass or paved for parking spaces, with no rocks, fence or plantings. The City may remove any landscaping there at any time, for example to add a sidewalk or a bike path, and the “bonhomme à eau” (water service box) generally marks the boundary.

Widening a driveway in Longueuil also moves the curb, because the curb cut (entrée charretière) must match the width of the access lane it serves, measured on its flat portion. Bringing it up to standard is at the applicant’s expense, but a company mandated by the City does the work. It takes place plus or minus 8 weeks after the certificate is issued, sometimes the following year depending on the weather and the certificate date. In the backyard, the parking area of a single-family or two-family home is limited to 25% of that yard. The bylaw also allows overlaying an existing surface: on a sound base, resurfacing can replace a rebuild, and cracks or a pothole call for an asphalt repair.

Asphalt repair in Longueuil: keeping the driveway in good condition
The urban planning bylaws of all three boroughs say it plainly: a parking area must be kept in good condition for as long as the use it serves continues, be it a home, a business or an apartment building. Each spring, the City fills potholes on its streets continuously, with a blitz early in the season, then sends out its street sweepers; some repairs, it notes, can only be done after that sweeping. On your property, an asphalt repair starts with a clean saw cut around the damage, then the base is recompacted before hot-mix asphalt is laid and the joints sealed. When cracks cover the whole driveway, our resurfacing or rebuilding guide helps you decide, and the written quote prices both options.

Permits and bylaws in Longueuil
Longueuil’s Permis en ligne portal requires a permit or a certificate to develop, redevelop or enlarge a parking area or to modify a sidewalk or street curb, and a technician from the Direction de l’aménagement et de l’urbanisme (urban planning) reviews these applications. For a curb cut, the parking area application is filed at the same time, with a certificate of location showing the current and planned areas and their dimensions. According to the portal, repairing or restoring a structure without changing its dimensions or shape needs no permit, except, among other cases, in a heritage site, so confirm your case with the Direction de l’aménagement et de l’urbanisme before you sign. Commercial paving in Longueuil
For a business, the three bylaws require a parking area of 4 spaces or more to let vehicles enter and leave driving forward, and to be bordered, except at its entrances, by a granite or concrete curb at least 15 centimetres high and wide, a sidewalk at least 1.5 metres wide or a retaining wall. From 500 square metres, it needs a stormwater drainage and retention system, and at least 20% of its surface must be permeable, drain toward a planted area or have a solar reflectance index (SRI) of at least 29. A PIIA (architectural integration review) may also be required for cutting or filling an outdoor parking area of 25 spaces or more. We survey these thresholds on site before pricing commercial paving or a commercial asphalt repair, then work zone by zone on a written schedule.

Frequently asked questions in Longueuil.
Does redoing my driveway in the Vieux-Longueuil heritage site need an approval?
Not if the configuration and dimensions of the surface stay the same. The City’s Sites patrimoniaux fact sheet lists restoring and maintaining a parking surface among the work not reviewed by the conseil local du patrimoine (local heritage council). In this cited site of more than 950 buildings, changing a property’s layout or excavating the ground goes to that council, then to the City for approval. For these applications, the City may ask for a site plan that includes the parking areas.
Can I have two curb cuts on my lot in Longueuil?
The bylaw allows 2 per lot, at least 6 metres apart on the same street line. A parking area where vehicles enter and leave driving forward, for 8 dwellings or fewer, is however limited to one curb cut per street line. Every curb cut must stay at least 7.5 metres from the point where the pavement edges of two streets meet, outside the intersection radius. We measure these distances on your lot before drawing a second entrance.
Can I build a driveway sloping down to a basement garage in Longueuil?
Not for a single-family, two-family or three-family home: the three borough bylaws prohibit an access lane below ground level, such as a sunken garage ramp. For a multi-family building of 48 dwellings or more, it is allowed only if the ramp and the parking it serves are entirely inside the building. Converting a basement garage into a living space requires filling in the ramp, to reduce runoff risks. Any below-grade lane must also comply with the City’s bylaw on water and sewer connections and stormwater management.
I own a duplex in Longueuil: does each unit need a free parking space?
Yes, when the parking area is laid out: at least one space per dwelling must be reachable without moving another vehicle. A space is at least 2.5 metres wide, plus 0.25 metre for each side that runs along a wall. For a multi-family building, a parking area of 4 spaces or more must let vehicles enter and leave driving forward, and no space may sit in front of the building’s front wall. We draw the parking area to these measurements before pricing the asphalt.
