Asphalt paving in
Sainte-Thérèse.

For asphalt paving in Sainte-Thérèse, zoning caps the curb cut at 6.5 metres wide for a building with 1 to 3 dwellings, and all impervious surfaces combined at 40% of the front yard. The visit is used to measure your lot, and the written quote states whether a permit is needed.

Asphalt paving · Sainte-Thérèse

Asphalt paving in Sainte-Thérèse: a driveway 3 to 6.5 metres wide.

Sainte-Thérèse’s zoning bylaw 1200 N.S. also limits how many driveways a lot can have: a lot less than 20 metres wide gets only one curb cut per street, and a wider lot at most two per street, with no more than three. In the front yard, the curb cut must stay within the imaginary extension of the side lot lines, and the parking area of a building with two or more dwellings may not be laid out in front of the building. Before drawing the driveway in the quote, we take the width of the lot and the position of the building.

Local particulars

In Sainte-Thérèse, work on the sidewalk or concrete curb that gives access to your property is carried out by the City and billed to you by the linear metre, for example when a curb cut is widened. Outside the driveway, the strip of street right-of-way that extends your lot to the roadway must be grassed or planted, ditches excepted, and its upkeep falls to you even though that land belongs to the City.

Residential

Driveway paving in Sainte-Thérèse: two spaces per dwelling.

For a single-family home, zoning requires at least 2 spaces per dwelling, and an additional dwelling unit set up inside the house adds one more. If the lot cannot fit those spaces within the 40% front-yard limit, the bylaw still allows them, provided they stick to the minimum dimensions: 2.5 metres wide by 5.5 metres deep, or 6.5 metres for parallel spaces. The parking area and the driveway must be surfaced with asphalt, concrete, interlocking pavers, wheel strips or a vegetated grid system: gravel is not on the list, and for new construction the paving must be laid before the building permit expires. A gravel driveway moves to asphalt with asphalt driveway paving over a foundation compacted in layers; on a sound base, resurfacing may be enough.

Asphalt repair in Sainte-Thérèse: taking stock before May 1

If snow-clearing operations damaged your property or your lot, the City of Sainte-Thérèse asks you to report the damage to the Service des travaux publics, parcs et bâtiments (public works, parks and buildings) before May 1, so it can carry out the repairs. It first checks that municipal equipment, or that of the company the City hired for the northern sector, caused it: damage left by a private snow-removal contractor is not covered. The cracks, potholes or settling that remain yours are fixed with an asphalt repair done with a clean saw cut, a recompacted base and hot-mix asphalt, rather than a cold patch that pops out at the thaw. Our article on asphalt driveways in winter explains what salt and frost do to a surface, and the quote prices only the sections that need redoing.

Permits and bylaws in Sainte-Thérèse

In Sainte-Thérèse, a permit is required to modify or expand a parking area, landscaped surfaces included, with a layout plan of the spaces and access lanes; each space added also requires planting a tree. Most applications can be filed online, and the permit must stay posted, visible from the street, during the work. The City does not say whether simple resurfacing, without changing the shape of the driveway, is covered: confirm with the Service de l’urbanisme et du développement durable (urban planning and sustainable development) before you sign. Commercial parking lot paving in Sainte-Thérèse

For a commercial use, Sainte-Thérèse zoning limits front-yard parking to 35% of that yard and to 25% of all spaces. Above 200 square metres, bylaw 1198 N.S. requires underground drainage with at least one catch basin 75 centimetres in diameter. On boulevard du Curé-Labelle, any layout, change or expansion of a parking area goes through the PIIA (site planning and architectural integration program), as do areas of more than 4 spaces in Le Village and La Gare, and the City then counts at least 60 days of processing. That delay goes into the written schedule, and the job then moves zone by zone to keep one entrance open to your customers.

FAQ Sainte-Thérèse

Frequently asked questions in Sainte-Thérèse.

Can I leave a container or materials on the street in Sainte-Thérèse?

No. The City bans using the public road to store anything at all: a container goes on your property, in the front yard, the driveway or the backyard. If the lot is too small to hold it, as with some lots in Le Village, temporary permission may be granted. During the visit, we look at how the trucks and the paver will get in, and the quote takes it into account.

My lot sits on a street corner in Sainte-Thérèse: where can the driveway go?

Outside the visibility triangle, where zoning bans any curb cut. On a corner lot, this triangle has two 5-metre sides measured along the edge of each roadway from the point where they meet, and nothing in it may rise more than 1 metre above the crown of the street; a tree there must keep 1.5 metres of clearance above the ground. Along the driveway, nothing taller than 1 metre may block the view over at least 1 metre of depth from the travelled surface. We measure these distances on site before laying out the driveway.

Can I install edging or snow markers near the street in Sainte-Thérèse?

Not within 40 centimetres of the street curb or the asphalt roadway: the City bans any rigid object there, temporary or permanent, whether a curb, a fence, a post or a lawn-protection cover. Winter markers must be flexible, made of wood, plastic or rubber, and set at least 1.5 metres from the roadway pavement. Zoning also bans any private step or curb on the public road. On the street side, we therefore tie the asphalt into the municipal curb without a lip.

In Sainte-Thérèse, who redoes my driveway after a sewer connection?

Under bylaw 1198 N.S., reproduced on the Permis page, a sidewalk or curb that is removed or damaged is rebuilt by the City at the owner’s expense, with a temporary asphalt cover laid by the contractor until then. The City repairs only the grass of traffic islands and central medians: paving stones, low walls and the rest of the lot are up to the owner. On existing pavement, a tracked excavator is prohibited without special authorization from the municipal officer. After that, the private part of the driveway is rebuilt over a recompacted base, in hot-mix asphalt.
