Asphalt paving in
Bois-des-Filion.
Your asphalt paving in Bois-des-Filion starts with zoning: a home’s parking area is capped at 6 metres wide there, and laying one out or widening it takes a certificate of authorization from the City. We measure your frontage during the free visit, then the written quote states the target width and the application to plan for.
Paving in Bois-des-Filion: 6 metres wide, no more.
Bois-des-Filion’s zoning bylaw 7200, as amended by bylaw 7213, forbids a residential parking area wider than 6 metres at any time, whether or not it sits in front of an attached garage. The curb cut linking it to the street measures between 3 and 6 metres, and a lot 25 metres wide or less gets only one, with an exception for two-family homes. At the visit, the widths of your lot and of the existing driveway are noted before any other measurement: the quote starts from those figures, not from a standard driveway.
Local particulars
From November 15 to April 15, the City bans parking on its streets between midnight and 7 a.m., and after a snowfall of more than 5 cm, no car may stay there until snow clearing is over. It also asks that the rear of vehicles parked in the driveway not overhang the sidewalk or the street, and that a street catch basin near or in the driveway be kept clear, to avoid a backflow of meltwater.

Local zoning also governs the shape of the driveway. For a single-family or two-family home, a semicircular or L-shaped parking area, or one that links two streets, is not allowed, and the access lane must run perpendicular to the street at a slope of no more than 8%. Between the asphalt and the side lot line, a strip at least 0.50 metres wide stays planted, with grass or plants. The only surfaces allowed are asphalt, paving stones, cut stone or concrete, and for a new house, the lane must be surfaced within 12 months after occupancy. When the current layout already meets these rules, the base decides the rest: if sound, it can take resurfacing or an asphalt repair; if it has sunk, it calls for asphalt driveway paving rebuilt on the permitted layout.

Excavation and foundation in Bois-des-Filion: the rules near a slope
Appendix 4 of Bois-des-Filion’s zoning bylaw adopts the government maps of landslide constraint zones, where a slope (talus) generally means a bank 5 metres high or more. For a house, these zones ban fill on the slope itself and on a precautionary margin at the top, and excavation on the slope and on a margin at the bottom, unless a geotechnical assessment allows it. Excavation less than 50 centimetres deep or smaller than 5 square metres, or fill under 30 centimetres that follows the lay of the land, is not covered. Any work in these zones requires a certificate of authorization with a geotechnical assessment and a land surveyor’s plan. The quote details the planned excavation and foundation, and our resurfacing or rebuilding guide helps you see whether digging is needed.

Permits and bylaws in Bois-des-Filion
The Bois-des-Filion Permis page asks you to check with the City before any change to a property, and its bylaw 7100 makes laying out, enlarging or moving a parking area, curb cuts included, subject to a certificate of authorization. The 2026 Guide du citoyen (citizen guide) advises filing at least 4 weeks before the work, online through the Dossier citoyen Voilà! when that option exists. A complete and compliant application leads to a certificate within 30 days, void if work has not started within 6 months. The bylaw does not mention redoing a driveway as is, so confirm with the Service de l’aménagement du territoire (land use planning) before you sign. Business and industrial parking lots in Bois-des-Filion
In a commercial parking lot in Bois-des-Filion, zoning forbids removing an existing space, even a surplus one, and snow stored over the winter may not reduce the minimum number of spaces required. From 5 spaces, vehicles manoeuvre on the lot and must be able to enter and leave moving forward; above 5, the area is lit to an average intensity of 5 lux. For an access onto a provincial road run by the Ministère des Transports (transport ministry), such as Route 335, the certificate application includes a copy of the Ministry’s authorization. The job moves one zone at a time, on a written schedule you receive in advance, and one entrance stays open for your customers.

Frequently asked questions in Bois-des-Filion.
A “bonhomme à eau” in my Bois-des-Filion driveway: what should I do?
This cast-iron cover, about 10 cm across, gives access to the water shut-off valve, which only the City and its agents may operate. You must keep it visible and in good condition, and the City repairs it, replaces it or adjusts its height as needed. It usually marks the property line, where the City’s responsibility for your sewer connection ends. Point it out to us at the visit: the new asphalt must leave it clear.
My driveway slopes down to the garage: what does the City of Bois-des-Filion advise?
On its “Protéger sa maison contre la pluie” page, the City publishes a guide that recommends a hump and a working, clear drain inlet at the bottom of the slope. It also suggests considering raising the parking area or installing a watertight garage door. Zoning also caps the slope of an access lane at 8%. At the visit, we take the levels of the street, the lane and the garage threshold before proposing a profile.
My downspout drains onto the driveway: what does Bois-des-Filion bylaw 963 allow?
This bylaw requires roof water carried by a gutter or downspout to end up on a permeable surface, with the downspout extended at least 2 metres from the foundation without crossing the street right-of-way. Otherwise, the water may go to an infiltration well at least 4 metres from the foundation and 2 metres from the right-of-way, and never into the foundation drain. Since asphalt is not permeable, the slopes written into the quote account for where each downspout discharges.
My lot borders the Rivière des Mille Îles: are there other rules?
Yes. Bylaw 7100 requires a certificate of authorization for any work on the shore, the littoral zone or the flood zone, and in the flood zone, the application includes a land surveyor’s plan showing the high-water mark and the flood elevations. Appendix 3 of the zoning bylaw reproduces the 2-, 20- and 100-year flood elevations of the Centre d’expertise hydrique du Québec for the Lorraine and Bois-des-Filion sector.
