Asphalt paving in
Boisbriand.

For asphalt paving in Boisbriand that creates or changes a curb cut, the City cuts the street curb itself, at the owner’s expense, and the request comes with a deposit equal to the City’s estimate of the work. At the visit we take the entrance measurements, then the written quote states whether that cut has to come before the asphalt.

Asphalt paving · Boisbriand

Driveway paving in Boisbriand: the front yard sets the limit.

Boisbriand’s zoning bylaw RV-1441 caps the area set aside for parking at a single-family home: 50% of the front setback and front yard for a detached house, 60% for a semi-detached house and 70% for a row house. In the front setback and yard, the parking area may extend across a width of only 2.5 metres in front of the home’s façade, plus the part of the façade taken up by an attached garage. We work out these proportions from measurements taken at your home, and the written quote prices an asphalt area that stays within what is allowed.

Local particulars

In Boisbriand, the quality-of-life bylaw lets the City blow or place street snow onto private lots, taking the necessary precautions. No curb, fence or other rigid object may be installed in the public right-of-way, but a lawn protection tarp is still allowed up to 40 centimetres from the asphalt roadway. Since the 2023-2024 winter, the contractor who clears your driveway must also hold a permit from the City.

Residential

Two curb cuts at most per lot in Boisbriand.

A second driveway entrance is possible in Boisbriand, but not a third: for a single-family, two-family or three-family home, zoning limits curb cuts to two per lot, even on a corner lot bordered by more than one street. The two accesses must be at least 6 metres apart and, in zones R-1, R-2 and R-4, at least 4.5 metres from the intersection of two street right-of-way lines. If your lot runs along a ditch, the City bans paving the road shoulder or changing the ditch slopes, and the adjoining owner maintains that ditch up to the edge of the street pavement. For a new or rebuilt driveway, our asphalt driveway paving follows the permitted layout. If the base still holds, resurfacing or an asphalt repair may be enough, on the width already in place.

Excavation and foundation in Boisbriand: the neighbours’ grade counts

Rebuilding a driveway down to the foundation means digging. Boisbriand’s bylaw RV-1444 lists excavating the soil, filling and cutting among the work that requires a certificate of authorization. After filling or levelling, your lot may not end up higher or lower than your neighbours’ lots, and rainwater must flow to the public systems provided for it or to the street. The request includes a topographic survey done by a land surveyor, and a commitment to work between 7 a.m. and 5 p.m. and to clean up debris left on the public roadway. Our excavation and foundation work lays crushed stone in compacted layers, with slopes that send water in the right direction. The article on resurfacing or rebuilding helps you tell whether your driveway really needs to be dug out.

Permits and bylaws in Boisbriand

In Boisbriand, a free work declaration (déclaration de travaux) is filed online to build or change a curb cut that requires cutting the street curb, if the building has one to three units. For a multi-unit building, a business or an industry, the request goes to the Service d’urbanisme (urban planning). Bylaw RV-1444 requires a certificate of authorization to lay out, enlarge or modify a parking area of 100 m² or more. One City page lists residential parking for three units or fewer among work needing no permit, but notes that the bylaw prevails, and these pages do not mention simple repaving, so confirm with the Service d’urbanisme before you sign. Parking lot paving in Boisbriand

At the Faubourg Boisbriand as in the seven industrial parks the City places mainly along Highways 15 and 640, any parking area larger than 100 square metres must be enclosed by a cast-in-place concrete curb 0.15 to 0.30 metre high. That area must also manage its rainwater on the lot, without draining directly toward the street or onto a neighbour’s property. In a commercial or industrial zone, a space in the front yard must sit more than 2 metres from the street right-of-way line, and an industrial zone along a highway allows no space within 6 metres of the lot line facing it. We note these requirements from the site survey onward, and the written schedule sets the order of the zones to pave so customers and deliveries keep getting in.

FAQ Boisbriand

Frequently asked questions in Boisbriand.

How wide can a curb cut be in Boisbriand?

For a building with three units or fewer, the City’s page on laying out a parking area gives 3.5 to 9 metres, less in some sectors. Zoning, for example, caps it at 3 metres in zone R-1 210-2. Its grid, amended in 2025, gives 2.5 to 7 metres one-way and 6 to 10 metres two-way in residential zones, so have the Service d’urbanisme (urban planning) confirm your width, and the asphalt will follow the confirmed width.

Is gravel still allowed for a driveway in Boisbriand?

Only in the protected agricultural zone, for an agricultural use. Elsewhere, zoning requires the parking area and its driveway to be covered with asphalt, concrete, pavers or a similar material, no later than 18 months after the building permit is issued, to eliminate dust. Before paving an old gravel access, we measure the stone in place, then top it up or rebuild it in compacted layers.

My driveway slopes down toward the house: what grade does Boisbriand allow?

To keep surface water from the street from flowing toward the basement, a sunken driveway must have a grade of 10% or less, start at least 1.20 metres from the street right-of-way line and include a crown higher than the centre of the pavement. Zoning also caps any driveway at 10% in the first five metres from the street, then 15%. For a single-family, two-family or three-family home, parking spaces at basement level are banned. We survey these grades before proposing a layout.

My heritage home is on Chemin de la Grande-Côte: does it need approval?

Yes, if the work requires a permit or a certificate. Bylaw RV-1447 on site planning and architectural integration (PIIA) covers the landscaping of the heritage buildings it names, including fourteen addresses on Chemin de la Grande-Côte. Municipal council then approves the plans before the permit is issued, seeking to reduce the visual impact of parking. The bylaw does not say whether repaving as is falls under it, so ask the Service d’urbanisme (urban planning) before setting a date.
