Asphalt paving in
Rosemère.
Asphalt paving in Rosemère starts with the Town’s zoning: a residential driveway is at most 7.5 metres wide, with a 1% to 10% slope that may not begin within 1 metre of the street line. We measure width and grade during the visit, and the written quote states which certificate to request.
Asphalt paving in Rosemère: one curb cut per single-family home.
Since amendment 801-61 to the zoning bylaw, a single-family home in Rosemère gets only one curb cut, even when its lot borders more than one street; from two dwellings up, the limit is two curb cuts, 6 metres apart. Each curb cut stays 1 metre from the side lot line and 6 metres from an intersection of streets with 15-metre rights-of-way, or 7.5 metres if one has a right-of-way of 20 metres or more or is a provincial road. During the visit, we locate your existing entrances, your lot lines and the nearest intersection before drawing any layout.
Local particulars
In Rosemère, parking on the streets is prohibited at all times, notably to make way for snow clearing, so every household vehicle needs a spot on your lot. In winter, your snow contractor’s markers must stand more than 1.5 metres from the sidewalk, the curb or the roadway, and only the Town may blow onto private lots the snow it clears from its streets.
Residential asphalt in front of the house in Rosemère.
Before widening a driveway in front of your house in Rosemère, note that the parking area may not occupy the part of the front yard ahead of the house, except opposite an interior garage or, for a home with one to three dwellings, over a width of 2 metres, or 3 metres if an equivalent extra side setback is added on the other side. It also stays 1 metre from every lot line. Zoning keeps 40% of the lot as natural green space, and a front yard of 300 to under 400 square metres keeps 55% of it. Where these standards apply, non-decorative ¾ gravel is prohibited. On a sound base, resurfacing keeps the current layout, while an isolated crack calls for an asphalt repair instead.

Excavation and foundation in Rosemère: tree roots have their own rules
Since amendment 801-68 in 2025, Rosemère’s zoning forbids damaging a tree’s roots or digging close to it, unless an exception is authorized. During construction or landscaping work, a tree to be kept has a protection zone of at least 2 metres, or 4 metres if its trunk is more than 0.3 metre across at 1.3 metres above the ground, closed off by a fence at least 1.2 metres high where machinery and digging are banned. Within 5 metres of such a tree, roots 5 centimetres and thicker are cut cleanly before digging, at least 0.45 metre deep, if a forest engineer or another professional recommends it. The bylaw also requires a site management plan detailing tree protection, approved by the Town, with its measures in place before work starts. Our excavation and foundation work then removes the old surface and compacts crushed stone in layers, with drainage slopes.

Permits and bylaws in Rosemère
In Rosemère, a certificate of authorization is required to lay out an off-street parking area that is not tied to a building permit, as for excavation, cut and fill, and any work on a shoreline or in a flood zone. The application is filed online or at the counter of the Service de l’urbanisme (urban planning), with a power of attorney signed by the owner, and the work waits for the certificate, posted on site. The page does not say whether a simple resurfacing is covered, so confirm with the Service de l’urbanisme before you sign. Commercial parking and stormwater in Rosemère
For a business, Rosemère’s zoning keeps the parking area 3 metres from the front lot line and 1.2 metres from the other lot lines, or 3 metres from a lot in a residential zone, on a strip of natural grass and hedge. Vehicles must enter and leave moving forward, slopes must stay above 1.5% and below 6%, and beyond 140 square metres, holding rainwater on the lot calls for a plan signed and sealed by a civil engineer. The work must be completed within 12 months of the permit. We split the job into zones, with a written schedule that keeps your main entrances open.

Frequently asked questions in Rosemère.
A root is lifting my Rosemère driveway: can I have the tree cut down?
Only with the Town’s authorization, in the cases the zoning bylaw sets out, for example when a forest engineer or another professional confirms that the roots cause serious, proven damage to a building or an infrastructure. Roots at the surface of the ground, appearance or the wish to replace the tree are not enough. The lot must also keep at least 30% tree canopy cover at all times. Before repairing, we look for what is causing the heaving, and the quote takes it into account.
Is a semicircular driveway allowed on my street in Rosemère?
Only on chemin de la Grande Côte, boulevard Labelle, montée Lesage, boulevard Roland-Durand and montée Sanche. Each lane of the semicircle is then at most 4 metres wide and at least 2 metres from the house, and a storm ditch separates the two lanes, in a green space at least 6 metres wide. On a corner lot, the semicircle opens onto one side only.
My driveway is over 140 square metres in Rosemère: what does the Town require?
Beyond 140 square metres, the parking area of a home needs a drainage system that holds on the lot, with no overflow onto public property, the rain of a 25-year storm increased by 18%, and empties within 48 hours. The plan must be signed and sealed by a civil engineer. The rule targets new construction and new occupancy, or only the added part of an extension, so have your case confirmed by the Service de l’urbanisme.
Where can my temporary carport go on my new Rosemère driveway?
One shelter per home is allowed, from November 1 to May 1, on the parking space or its lane, with 50 square metres of ground area and a height of 3 metres at most. It stays at least 2 metres from the sidewalk, the curb, the edge of the asphalt, the ditch and fire hydrants, and 1 metre from the side lot line. If the 2-metre distance is not respected, the Town accepts no liability for any damage. Keep it in mind when choosing how long the driveway should be.
