Asphalt paving in
Brossard.
For asphalt paving in Brossard, a home with 3 units or fewer needs no certificate to lay out or enlarge its parking area, but widening the driveway takes an authorization, and the City cuts the curb itself. At the visit, we take the width you have in mind, and the quote states in writing whether that authorization must be obtained before paving.
Asphalt paving in Brossard: 10 metres wide, at most.
Brossard’s zoning bylaw REG-362 sets the width of a curb cut for a single-family or two-family home between 2.5 and 10 metres, without exceeding 50% of the lot width, measured at the property line on the street side. The same bylaw keeps at least 50% of the front yard as green space for a detached or semi-detached home, and 30% for a row house. Your frontage and front yard are therefore measured at the visit, and the written layout accounts for both rules before it is even priced.
Local particulars
In Brossard, a curb cut is requested with the Formulaire pour bordures et trottoirs (curb and sidewalk form), along with the certificate of location and a sketch of the desired cut drawn from that certificate. The total cut adds the flat cut, whose maximum is set by urban planning, and an angle of 0.6 metre for a curb or 1.2 metres for a sidewalk. If the sidewalk has to be rebuilt for the widening, the cost of rebuilding it is payable to the City.
Asphalt driveways in Brossard.
Before adding a second driveway or a parking space beside the house, Brossard’s REG-362 sets its limits: two curb cuts per street and three per lot at most, at least 5.5 metres apart on the same street, except for semi-detached and row houses. A space laid out between the house and a lot line needs a clearance of at least 3 metres. On a corner lot, the driveway may not encroach on the visibility triangle, formed by two 9-metre sides measured from where the streets cross. If the lane slopes down to a garage, its grade stays at 10% or less. Once that layout is settled, we price a full asphalt driveway paving job or, on a sound base, a resurfacing.
- Detached or semi-detached homes, 3 units or fewer
- Row houses, at most one curb cut each
- Corner lots with a visibility triangle
- Buildings with 4 or more units
- Parking lots with more than 16 spaces
Asphalt repair in Brossard: document, claim, then repair
In winter, Brossard’s snow removal crews keep the blade down in front of driveways and leave a windrow there, which you clear without sending the snow toward the street, its curb or the sidewalk. When snow removal has damaged your property, the City exceptionally accepts a written claim no later than May 15, sent within 15 days after the damage is discovered, with a description and photos if possible. So take your photos before having anything repaired. Our asphalt repair then cuts out the damaged area, recompacts the base and lays hot-mix asphalt. For next season, the right snow-clearing habits are gathered in our post on asphalt driveways and winter.

Permits and bylaws in Brossard
In Brossard, a certificate is required to lay out, enlarge or transform a parking area, except for line marking or a dwelling of 3 units or fewer, and bylaw REG-363 makes it valid for 12 months. Widening a curb cut takes no permit, but it does take an authorization, and digging on a lot shown as having archaeological potential (potentiel archéologique) on the zoning map requires a certificate of its own. The page does not say whether redoing the parking lot of a building with 4 or more units exactly as it was counts as a transformation, so confirm it with Brossard’s Service de l’urbanisme (urban planning) before signing. Parking lots with more than 16 spaces in Brossard
In Brossard’s commercial, industrial and public zones, REG-362 requires the perimeter of a parking area to be bordered by a cast-in-place concrete curb and the spaces to be marked. Since July 1, 2024, where the property has a commercial or public use, a parking lot of more than 16 spaces that is built or modified must surface its spaces, but not its aisles, with concrete grass pavers or a material with a solar reflectance index of 29 or more, and its trees must form a canopy over at least 40% of the spaces at maturity. The City lists boulevard Taschereau as provincial jurisdiction: to add or change an entrance there, the certificate application must come with a copy of the government authorization. Spaces and aisles are told apart on the plan from the site survey, and the order of the work zones is set out in the written schedule you get before day one.

Frequently asked questions in Brossard.
How long does the City of Brossard take to cut my curb?
The City’s form allows for 60 days after a complete request is received to saw a curb, and 120 days to rebuild a sidewalk. A request received after September 15 for a curb, or after July 15 for a sidewalk, may be pushed to the following year. Requests are only processed after the snow melts, and the work is not done below 0°C. Paving the widened driveway is therefore scheduled after the cut.
New home in Brossard: how long can the driveway stay gravel?
REG-362 requires the parking area to be surfaced with asphalt, concrete, concrete pavers or concrete grass pavers within the 24 months that follow the issuing of the building permit for the main building. Gravel is only accepted in zones whose main designation is agricultural. In the meantime, the City reminds owners that a vehicle may not park on a lawn, a landscaped area or a snow-covered space. At the visit, we also check what lies under the gravel before proposing any paving.
Street water runs toward my Brossard driveway: what does the bylaw say?
REG-362 requires an outdoor parking area to be laid out so that runoff from the street is not directed onto the lot. Water from the parking area itself must go to a watercourse, a structure that lets it soak into the ground or the storm sewer. A lane sloping down to a garage must also keep water from the street and the lot from flowing toward the garage entrance. During the visit, we look at where water comes in and goes out, and the written quote describes the proposed slopes.
What do I do about the water service box in front of my Brossard driveway?
According to the City’s landscaping leaflet, the service box is what shuts off water to the building, and it sits at the boundary between the property and the public right-of-way, in front. The owner must keep it visible and accessible at all times. The right-of-way belongs to the City, but landscaping and maintaining it is up to you. If the box sits inside the area to be paved, show it to us at the visit: the quote plans to leave it accessible.
